Project Overview

This project required the preparation of a full engineering pack to support a detailed planning application for a new development. The site presented a number of technical challenges, particularly around the proposed levels strategy, which demanded careful coordination to achieve workable gradients and tie‑ins across the site. The drainage design also required significant re‑work due to inconsistencies between the outline‑stage approved strategy and the actual site conditions.

Through close engagement with the Local Planning Authority, all engineering matters were resolved efficiently, allowing the planning application to progress without delay. Following approval, we continued to assist the client by producing the full detailed design package and providing engineering support throughout construction.

Key outputs

Our work included the development of a complete engineering pack for planning, incorporating revised levels and drainage strategies supported by robust calculations and technical justification. We undertook detailed coordination with the Local Planning Authority to secure agreement on all engineering elements, ensuring compliance with planning requirements and adoptable standards. After planning consent was achieved, we prepared the detailed design drawings and specifications required for construction and remained involved during the build phase to provide clarifications, resolve technical queries, and support the contractor as needed.

Value added

By addressing the inherited inconsistencies in the outline drainage design and resolving the complex levels strategy early in the process, we helped the client avoid delays, redesign costs, and potential planning risks. Our proactive engagement with the Local Planning Authority ensured a smooth approval process, while our continued involvement into detailed design and construction provided continuity, reduced coordination gaps, and supported efficient delivery on site. This end‑to‑end approach gave the client confidence that the engineering aspects of the project were robust, compliant, and buildable.
